Commercial property insurance is designed to protect your business premises (anything from an accommodation pod to a mega-warehouse), by covering the cost of repairs or replacement caused by an insured risk. It is often extended to cover contents: in other words, equipment and stock contained in the property.
Simply Business are brokers who work with about ten insurers, and who claim to be the UK's top online insurance broker for landlords (both private and commercial) and small businesses. They offer business property insurance plus other business related covers such as tool, accident, indemnity, liability and stock. They have been in business since 2005 and claim to have worked with more than three million owner-managed businesses during that time. In the year ending December 2020 they turned over not far off £98 million which was an increase of nearly £10 million over the previous year so they are still growing.
Towergate is a very large broker with around 5,000 enployees and although commercial property is only part of it's activities it is a very substantial one. They can cover anything from a small home office that is registed as business premises to a major collection of office blocks. They are versatile, and can offer cover for unoccupied as well as occupied premises, mixed use buildings and buildings used for other non-standard purposes, such as market halls, shopping precincts or exhibition centres. They offer to negotiate terms for owners of multiple properties which can be covered with one premium and one renewal date, making administration of a property portfolio that bit easier.
Endseigh is a broker that works with underwriters such as Zurich, NIG and Allianz to offer commercial property insurance both to owner occupiers and landlords. They claim to have more than 25 years' experience in the landlord market and will work with freeholders, management companies and leaseholders. Landlord insurance can optionally include malicious damage by upset tenants, long unoccupancy periods when clients let accommodation to students (one of their specialities, and they claim to be recommended by the NUS), and even damage caused by occupants' pets. The focus on student accommodation is no accident: the National Union of Students actually set the company up in 1965. The company has until recently been under the A-Plan group banner until the latter's recent takeover by the Howden Group.
The Alan Boswell Group are brokers who specialise in areas that some other insurers shy away from. These are commercial properties that are not occupied, or undergoing repairs, renovations or alterations. Properties which become vacant are at increased risk of not only fire, water leakage or frost damage, but also vandals, thieves and even squatters. The company can offer advice on how to avoid or mitigate these problems and will approach specialist insurers on their panel for quotations. The company has around 370 employees over seven offices, and claims more than 35 years of experience in the insurance market. During 2019/2020 they turned over more than £25 million and made donations of more than £250,000 to local charities.
Riviera Insurance are brokers that provide landlord insurance and cover for houses in multiple occupation. They claim that their team has 75 years of experience; however their company Riviera Insurance Services Ltd was only incorporated in October of 2015. They are a much smaller company than their above rivals with one office in Torquay, Devon and an estimated 14 employees. Apart from commercial property insurance they also offer other insurance lines such as cover for cars, homes (including non-standard ones), dental services, pet and travel.
